I agree with Pan American Mike. I just want a freindly atmosphere. If I have a problem with my bike I'll fix it and be happy to pay any charges that are justified. I have my own tool kit so I don't need yours, I have enough resources on my person or on my bike to make my way, I just need a willing and peaceful accomodation to round out the picture. You do that and I'll come and visit. I really want to say thanks for asking. That tells me more about your culture than a thousand ads.

Cheers,
Stu.

Sorry...Pan EUROPEAN Mike. I'll shut up while I'm ahead...

What we found was we seemed to have specialised in wedding parties for the locals plus travellers from Belgium and Holland on their way to Spain. We had no idea our 'D' road was such a popular and well known road. Much of our repeat buisiness has come from french families visiting their relatives locally (often by referral from some relative or neighbour from the aforementioned wedding partys). Our only advertising has been signs ( hand painted on the road outside) Do not be mean, there is nothing worse than staying at a place where meals have the beans counted, and milk jugs contain 10cc when full. Our motivation is not the money, but the chance of meeting new people and being introduced to new conversation. We find most people not so sociable when they arrive, they are usually tired after a long day travelling and just want a good nights sleep. In the morning they are much more affable. Just be friendly and helpful to your guests and you buisiness will evolve in its own way. If they leave happy that they have had good value they will return when next in the area, and tell their friends. Repeat buisiness is central to making asuccess of it...

You say you're geared up for English tourists. Does this mean that you turn away Welsh, Northern Irish and Scottish tourists? This is confusing....

Being of "English" parents, I would be happy to stay in a place that discriminated against all non-English people. Let those from Scotland, Ireland (Northern and Republic of) and Wales, etc., find their own accomodation!!

Thanks for the suggestions, keep them coming.

Bugger! Being 3/8 Irish, 3/8 English, 1/8 Scot, 1/8 don't know, and married to an Asian, I might have to set up several B&Bs to keep all you pedants happy. Come to think of it, one here, one there, about a days ride apart.......(Nigel, did I hear a Kiwi mutter something about "that was my idea"?)

We pick up the key next week (all going well), and there is a stream on one boundary, 32 hectares (80 acresfor you non-metrics) of land, State Forrest on another boundary, is surrounded by sand, gravel and sealed (bitumen) roads, including approx 40 km of twisties through the hills to the Great Ocean Road (one of THE bike roads in the world).....yeah, I'm biased, it is my home area.

The bad news.......it will be some time yet before we get it set up as a B&B.

Thanks for the ideas and the laughs.

All kidding aside, where exactly is your B&B (going to be)?

Could be. The visit to Ulmara last year for the Aussie HU meeting was in part to attend the meeting, but also to test some motels/B&B/hotels though Oz to get some ideas. One resultant idea which became one of our parameters as we were inspecting properties was "could it host a HU meeting?". At the moment, however, the property only has a three bedroom house, a bloody big machinery shed and a reasonable amount of land. We will need to have another look at the shed and at local by-laws regarding tourist accommodation. Unfortunately, it may take some time.

Will keep you posted.

Where is it/will it be

The location is a small town (Aussie speak, the rest of the world would probably call it a hamlet) called Forrest (yes, double `rr' as in a personal name, not single `r' as in lots of trees). It has a population of about 100 people, one pub, one very small corner store, no petrol (gas) station, one police officer,.......

It is approximately half way between Colac (regional centre of about 15,000 people) and Apollo Bay (seaside tourist town of about 2,000 people on the Great Ocean Road - my home town) on the inland edge of the Otway Ranges (the cause of the spectacular scenery of the Great Ocean Road), also the inland edge of the Otway National Park. Oh, and it has ordinary boring animals like kangaroos, koalas, platypus, echidnas, etc.

Easy to say where, not so easy to say when.

I will keep an eye out for it in the near future. The town sounds like my kind of place for a getaway!
